Service: Turnkey Office Design and Fit Out
Time: 24 Weeks
Established in 1988, Dandara design and construct award-winning properties across the UK, from town centre apartment schemes and luxury residential housing, to high-quality office accommodation for Credit Suisse, HSBC and Lloyds.
Today, Dandara is one of the UK’s largest independent property development companies.
To accommodate their growing team, Dandara appointed Axis House to provide a complete turnkey design and fit out package for their newly acquired offices in Southampton.
The complete package
The agreed programme of works included the installation of new windows, M&E systems, raised access flooring and suspended ceilings, as well as the creation of new washrooms, interior partitioning and furnishings over four floors.
Following extensive consultation in the design and planning stages, works commenced with a complete strip back to the building’s shell and core, creating a blank canvas for the transformation.
the Fit out consisted of a simple monochrome colour scheme which was used throughout, with vibrant accent colours selected from the Dandara brand colour palette to provide a clean modern aesthetic.
On arrival, guests are welcomed into a bright airy reception thanks to large format polished white porcelain tiles and recessed linear lighting and downlighters.
The space is softened with a natural stone feature wall, while deep yellow tub chairs and sofas, low coffee tables and Aztec patterned rugs help create a resimercial feel that immediately puts visitors at ease.
On the first floor, a comprehensive lighting plan combining LED panels, downlighters and pendants, coupled with carefully considered furniture, expertly divides the open plan office space.
Through careful planning the first-floor space has been maximised to provide desking for 22 staff, five private offices, an informal planning desk, kitchen and large U-shaped breakout space.
A high-backed circular seating area and acoustic lampshade has also been incorporated into the space to provide an informal ‘meeting pod’.
The second floor echoes the design of the first, with further desking, individual offices and kitchen but incorporating a flexible boardroom and meeting space with waiting area.
Thanks to a ceiling-hung acoustic folding wall, the two 10-seater meeting rooms can be seamlessly adapted into one space to accommodate the largest of client presentations.
The grey polished porcelain floor tiles and deep blue tub chairs in the waiting area create a sense of luxury, while the statement polycarbonate pendant light adds a sculptural element.
From bespoke three arm pendant lights to logo design manifestations, no detail was overlooked to ensure a stunning space was created for Dandara in just 24 weeks.
